Dandridge has about 3,538 residents, up about 5% since 2020.

1978
Median year built

$259,100
Median home value

What homes are worth shapes what owners will spend maintaining them.

$53,507
Median household income

Household income is the other half of that picture — together they tell you which jobs a market actually supports.

The place

About Dandridge.

Dandridge’s old core sits at a strange line between Main Street and Douglas Lake: most of downtown lies below the reservoir’s high-water mark, with the stone levee rising almost behind Town Hall after the 1942 Douglas Dam proposal and residents’ petition to Eleanor Roosevelt. That lake-and-levee fact is part of daily orientation for residential exterior, HVAC, and plumbing teams working near downtown Dandridge. The town had been Jefferson County’s seat since 1793, named for Martha Dandridge Washington, and it still leans on its claim as Tennessee’s “second oldest town.” Farther back, Zimmerman's Island southwest of town on the French Broad River held Chiaha, visited by Hernando de Soto in 1540, before the island was covered by Douglas Lake.

For house-focused trades, the road pattern is tight but regional: I-40 runs north of Dandridge, Exit 417 ties into SR 92, and the interstate connects the town to Knoxville. US 25W, US 70, SR 66, SR 113, and SR 139 add the cross-county routes, with Jefferson City, Morristown, Newport, and Sevierville all named highway reference points around Dandridge. The SR 92 bridge also marks the waterfront side of town, where Dandridge began a downtown and waterfront revitalization effort in 2015.

Tennessee licensing

Know your license before you bid.

Tennessee requires a contractor's license before you bid or quote a price on any job totaling $25,000 or more, materials and labor together. That applies to the contractor running the job, and separately to electrical, mechanical, plumbing, HVAC, roofing and masonry work whose own share reaches $25,000. The license has to be in hand before the bid goes out, not before the work starts.

Below that, Jefferson County has not adopted Tennessee's Home Improvement law, so there is no separate Home Improvement license for residential jobs under $25,000 in Dandridge. Nine counties did adopt it — Davidson, Rutherford and Robertson among them — so a job across the county line can carry a requirement this one does not.

Licensing rules are set by the Tennessee Board for Licensing Contractors, not by LeadChuck. Verified 2026-07-30; confirm with the Board before you rely on it.

Questions from Dandridge contractors.

Does it cost anything to get listed in Dandridge?

No. Your public listing is free, and it stays free. You only ever pay when you accept a lead another contractor sends you.

How do leads work in Dandridge?

Contractors send jobs they can't take to someone who can. The contractor sending the job picks who to send it to based on the lead fee that contractor has posted, so you're never bidding against anyone. You see the job before you decide, and you pay only if you accept it. Payment is by bank transfer — we don't take card payments.

What is the referral program?

Every past customer gets a permanent referral link. When they refer a friend and confirm it, that customer gets a thank-you gift card — you choose the amount — and it's unconditional: they get it whether or not the friend ever books a job. The friend never sees the gift card; they just arrive as a warm introduction.
