The numbers

The Sevierville home-services market

Sevierville has about 18,397 residents, roughly flat since 2020.

3,999
Owner-occupied homes

About 42% of Sevierville's housing is owner-occupied. Owners are the ones who pay for their own roofs, paint and HVAC — they're who a referral program reaches.

1994
Median year built

The typical Sevierville home is around 32 years old. Housing stock ages on a predictable cycle, and roofs, systems and exteriors come due in waves rather than all at once.

$289,600
Median home value

What homes are worth shapes what owners will spend maintaining them.

$52,421
Median household income

Household income is the other half of that picture — together they tell you which jobs a market actually supports.

The place

About Sevierville.

Sevierville is still organized around the forks and roads that made it the Sevier County seat: the West Fork of the Little Pigeon River, the Little Pigeon River, Boyd’s Creek, Dumplin Creek, and the old routes between Knoxville, Maryville, Pigeon Forge, and the Smokies. U.S. 441, first known as Smoky Mountain Highway, tied the town to Great Smoky Mountains National Park after 1934, while Dolly Parton Parkway carries a name every local knows from the courthouse lawn statue. For home-service teams, that means a territory shaped by river crossings, valley roads, and steady movement between Sevierville, Knoxville, and the park corridor.

The town’s housing fabric comes from several turns in its history. After the 1900 fire, business shifted away from the old Main Street square toward Court Avenue, Bruce Street, and Commerce Street around the Sevier County Courthouse. In the Thomas Addition Historic District, southeast Sevierville still has bungalows and Queen Anne cottages from the late 19th and early 20th centuries. Local builders matter here too: Lewis Buckner designed houses around Sevierville for decades, and Isaac Dockery’s brickwork is part of the courthouse itself.

Tennessee licensing

Know your license before you bid.

Tennessee requires a contractor's license before you bid or quote a price on any job totaling $25,000 or more, materials and labor together. That applies to the contractor running the job, and separately to electrical, mechanical, plumbing, HVAC, roofing and masonry work whose own share reaches $25,000. The license has to be in hand before the bid goes out, not before the work starts.

Below that, Sevier County has not adopted Tennessee's Home Improvement law, so there is no separate Home Improvement license for residential jobs under $25,000 in Sevierville. Nine counties did adopt it — Davidson, Rutherford and Robertson among them — so a job across the county line can carry a requirement this one does not.

Licensing rules are set by the Tennessee Board for Licensing Contractors, not by LeadChuck. Verified 2026-07-30; confirm with the Board before you rely on it.

Straight answers

Questions from Sevierville contractors.

Does it cost anything to get listed in Sevierville?

No. Your public listing is free, and it stays free. You only ever pay when you accept a lead another contractor sends you.

How do leads work in Sevierville?

Contractors send jobs they can't take to someone who can. The contractor sending the job picks who to send it to based on the lead fee that contractor has posted, so you're never bidding against anyone. You see the job before you decide, and you pay only if you accept it. Payment is by bank transfer — we don't take card payments.

What is the referral program?

Every past customer gets a permanent referral link. When they refer a friend and confirm it, that customer gets a thank-you gift card — you choose the amount — and it's unconditional: they get it whether or not the friend ever books a job. The friend never sees the gift card; they just arrive as a warm introduction.
